September 4, 2024: "How Property Rents and Expenses Depreciate: A Case of Tokyo Office Properties" by Penn State Professor Jiro Yoshida (CREPE Guest Professor) was published in the Journal of Real Estate Research with Open Access (coauthored with Kawai, K., Geltner, D., and Shimizu, C).
This paper analyzes the age profiles of Tokyo office rents and expenses and shows that half of the rent depreciation is due to functional obsolescence caused by technological progress, etc., that rent depreciation is smaller than value depreciation, and that capital expenditures increase over time.

The benefits reasonably exceed its costs.

IRES is a federation of the American, Asian, European, Pacific Rim, Latin American, and African Real Estate Societies. It promotes worldwide communication, cooperation, and coordination regarding real estate research and education.
